Luxury holiday lodges for sale in Suffolk
Badwell Ash Holiday Lodges and owner-accommodation are being offered to the market and we are delighted to share details of this exciting opportunity to purchase a successful holiday accommodation business with fishing lakes in the heart of rural Suffolk.
Comprising of four luxurious hand-crafted Scandinavian lodges set in a 4-acre site on the outskirts of Badwell Ash, a little over 12 miles to the east of Bury St Edmunds, it is an ideal base for exploring the surrounding countryside.
Alongside the business there is owner-accommodation in the form of a recently renovated, part timber-framed 17th Century cottage. Mill Cottage, formerly a pair of cottages, is well screened from the holiday lodges providing privacy between the living accommodation and visitors.
The Lodges
Set in tranquil seclusion around three peaceful spring-fed lakes stocked with coarse fishing species, the spacious and beautifully-appointed lodges offer a luxurious year-round retreat in a woodland setting. All are of an identical design and have been fully furnished to an exceptionally high standard, coming equipped with fitted kitchen, steam shower and private outdoor hot tub. Each enjoys its own private balcony extending over the water where guests are welcome to fish
The cabins are of full timber-frame construction and have consistently achieved VisitEngland’s 4-Star Gold Award which recognises exceptional quality of accommodation and customer service.
Mill Cottage
Set away from the holiday accommodation, this charming period cottage is well screened from the lodges at the rear by mature woodland. Principally of timber frame construction and slate roof, the cottage has recently been thoroughly renovated and substantially extended to create a spacious family home.
At the heart of the cottage lies a bespoke farmhouse-style open plan kitchen/diner which perfectly combines tradition with modernity. An oil-fired Aga sits alongside Siemens integrated appliances and stylish Silestone quartz and solid oak worktops, and the limestone flooring features underfloor heating throughout the kitchen, utility and hallway. Bi-fold doors open from the kitchen onto a raised decking area with views over Kingfisher Lake.
There are 3 spacious reception rooms, one of which is currently used as an office, all with inglenook fireplaces and wood-burning stoves. The triple aspect family room features a vaulted ceiling and two sets of patio doors opening onto the garden, which is predominantly laid to lawn. A bespoke wooden staircase leads to a family bathroom and four double bedrooms, with the master suite enjoying lovely views over the lake.
The business benefits from recent and considerable capital investment by the current owners to refurbish the lodges and improve the landscape and comes with an excellent website with bespoke online booking system. Planning permission has also been secured to develop an additional lodge and there is therefore potential to add to the existing 4 cabins or to create an alternative holiday unit such as a glamping pod.
Tom Good, Associate Partner at Fenn Wright, said, “This is an excellent opportunity to purchase a luxurious lifestyle business. Although the lakes only opened in 2006, they have the appearance of being considerably more mature, having been abundantly planted with reeds, wild flowers, shrubs and trees.
Badwell Ash Lodges began trading thirteen years ago and quickly went on to establish itself as a profitable business with a high level of occupancy, around 70%, a high proportion of which is repeat business. Many guests return year after year, not only for the peace and tranquillity, but also for the variety of the fishing on offer.
The village itself is in an area very popular with tourists, lying within easy reach of the historic market town of Bury St Edmunds, Newmarket and Cambridge, as well as the 50-mile stretch of Suffolk’s heritage coastline.”
The sale of the lodges is inclusive of the trade inventory, including the furnishings, fixtures and fittings in the holiday accommodation, as well as fish stocks within the lakes. Offers are invited in the region of £1,400,000 and viewing is strictly by appointment only through Fenn Wright – 01206 216555.
