Introduction
Star Carr Lakes is an attractive leisure property with holiday accommodation and established coarse fishery occupying a rural setting, with grounds extending to 10.7 Acres (4.3 Ha).

Location
The property is located on the edge of the village of Brandesburton, approximately 1.5 miles north of the village of Leven. The market towns of Beverly and Driffield are 8 and 11 miles distant respectively, with access to the coastal towns of Hornsea, 6 miles, and Bridlington, 14 miles. The property is accessed off Hempholme Lane, situated opposite the Hainsworth Park Golf Club.

Star Carr Lakes
Approached through metal access gates on to a purpose built reinforced concrete road, leading to a main car parking area behind the lakes. Star Carr was created from the former gravel workings and operated as a trout farm until the late 1990s before being developed into a recreational fishery and holiday destination.

The current owners have undertaken an extensive programme of works to the site, including upgrading the access and car parking and re-routing of overhead
electric powerlines.

The grounds have been re-landscaped and planted, with new pegs and paths upgraded around the lakes.

Star Carr is an established mixed coarse fishery, well known for the lakes' clear water and specimen tench and bream fishing. The three lakes extend to a total water area of 6.3 acres, with a total of 53 pegs.

Old Trout Lake - Extending to 3.7 acres with an average depth of 8-12ft and 20 pegs.  The Lake has reed fringed margins on all sides, gravel bars and steep shelves that drop into depths exceeding 30 ft.

Gravel Pit - Extending to 2.0 acres with an average depth of 8-12ft with 20 pegs. The Pit has a shallow a bay at the Eastern end, reed fringed margins on all sides and shelves, with depths up to 22-23ft.

Clay Pool - extending to 0.6 acres with an average depth of 4-7ft with 13 pegs. A reed fringed pool with a clay lined base and situated on the south west side of the site.

Fish Stocks
The lakes are well stocked with mixed coarse species. Star Carr is well known specimen bream, tench (green and golden), together with large shoals of sliver fish. In addition, the Trout Lake and Gravel Pit have a large stock of specimen carp with a variety of coarse fish species in Clay Pool. Perch and pike also present.

The site is protected by an otter fence; a hot dipped galvanized fencing system with tornado wire mesh. The fence around the perimeter extends to a total of 1.2kms.

Holiday Accommodation
The Lodge is positioned overlooking the lakes, a spacious timber cabin providing approx. 2,100 sq. ft of living space. The accommodation comprises an open plan living/kitchen room, dining room, sun room, bathroom and three bedrooms.

The main lodge was extended in 2021 to provide a secondary unit to the rear with views overlooking Clay Pool and neighbouring agricultural land. Accommodation comprises one bedroom, bathroom, open plan living/kitchen.
